我是认真回答的,本着对看帖人负责的态度,不要拿个例来证明别人的言论不对。
以下是银行贷款经理的回信原文,不过是QLD州的政策:
Loan Amount Net Income Required
$500,000 $80,000 per annum
$1,000,000 $150,000 per annum
$1,500,000 $200,000 per annum
$2,000,000 $250,000 per annum
These estimates are for employees ie. pay as you earn income. On this basis, XXX bank requires a minimum 20% deposit to eliminate the requirement for mortgage insurance.
For self employed clients, the XXX bank policy allows for a "low-doc" loan facility provided the client has been self-employed within their own country for at least 2 years. However, to qualify under this policy without mortgage insurance, the client would need to have a 40% deposit.
如果贷款客户是高信誉客户或者有其他财产或投资收入什么的,可以balance,但是如果是空白历史第一次买自住房,就是这个原则。 |
