Shall calculate as follows:
Not sure if the buying price include stamp duty/other transaction cost.
Assume -37500 include capital gain tax alreay.
Property Investment:
Total profit (income - expenses): 106000 + 91000 – 37500 – 101724 - 5000 = 52776
Gross annual return : 52776/ 134940 /3.5 =11.17%
If -37500 does not include CG tax,
Capital gain: 106000 /2 * 35% = 18550.
Net gain: 34226,
net return: 34226/106000/3.5 = 9.2%
---> This a not bad return
If put the money in bank, return 5% and interests need to pay income tax as well.
Conclusion: Property Investment is much better than bank interests. |
