结:短期看(短线),上面几个区,整体房市上升或下降时候,各个区趋势相同。上升或下降的幅度也基本相同。
有个租金数据没法贴。加租金,看租金回报这几个区差别就大了。
短期数据上看,上述几个区,Unit/Apt类似CG 回报其实区别不大。 house 不一样。
即:投资unit/apt,选择区的CG意义不大;重点应该选择租金回报;而投资house,重点是CG,而不是租金。
