夫妻二人想做点小生意,目前大约能拿出20万,有住房,请问这样是否可以向银行申请贷款,怎样做呢?

You have very little chance to get Business Loan from Bank. When they evaluate your application, bank will look at the balance sheet and P/L and so on of the business that you are going to purchase. When you said XiaoShengYi, I assume that it has very little profit. How can the bank approve it?

U sure u living in aus?

Xiaoshengyi means small business, small business means little profit? Then most businesses in shopping centres should just shut the door for good!

回楼主,看你要买多大的生意了,生意贷款的%比房子贷款要低,好像就60%。而且利息也比房贷高!

Hi, my friend. I have been living in this country for close to 20 years. I am running 5 sml biz at moment, which are all profitable. However, what I was really saying is that most of not all small biz declares none or very little profit. Then, how can bank know that you can pay off the loan? Bank is only interested in your book, which includes your last 2 years P/L as well as your personal tax return.

I assume, again, for most small business owners, no profit on book is what ideal ...

BTW: I have two (2) business loans from Westpac with NO mortgages. I know how difficult it is to get a business loan from bank ...

不是连锁店很难贷,除非你有关系。

Personal loan is not going to work either. Usually, the interest rate for personal loan will be around 13%-15% depending on the situation. However, what kind of business are you running that can afford 13% of interest? I mean after all expenses and your own wages?

Keeping in mind, in this country, even the share market only provides you 15%-20% return ...

In addition, you cannot personal loan with large amount ...

I recommend LZ go and ask the bank or your broker, everyone's situation is different, and we have no idea if the business you are wanting to purchase is showing everything on the books or not...GOOD LUCK!

that is much much above my expectation..

You asked the right question. Why people invest cash in business? A lot of them dont count the fact that even as business owner, s/he should get paid wage as well, and the profit after all expense are the real profit of a business.

If you take the above criteria to judge a small business, you will find that most businesses with value under $500K are NOT profitable, and for franchise business, it is even worse! I have seen franchised business valued at $750K, but at a lost based on the criteria.

However, people still invest in business rather than share market, as otherwise they cannot get the WAGE. A lot of them have just lost their job or never have any proper job. They buy a job for themselves rather than invest in a business.

Anyway, back to LZ's story. My suggestion to you is to talk to a loan broker and have your property refinanced, so that you can have some of your net equity as cash. DO NOT talk to any broker or banker directly for business loan, as they will confuse you all the way ...

personal loan是不能用来做business的,如果现有住房没有贷款,或者还了一部分,可以用这个房子做security或者看有多少equity,做homeloan贷款,这样利率也是homelaon的利率,比商业贷款低

我所了解的情况是,商业贷款一般只考虑连锁店,非连锁也有可能,但是很难,如果你的店开了几年打算update设备之类的,银行至少要考察你的店的业绩,财务报告之类的,这种情况还是有可能带到款的,因为business比较稳定,可是像LZ这样打算买新店,无论这个店之前的业绩有多么好,因为店主换人本身就是risk,对店主本人的考察会更多,而且基本很难贷到款,这条路几乎就不用考虑了。

基本上只有一条路,用你的房子做refinance,要是你的房子现在还贷着80%,那连这条路都不用考虑了。

我最近也有和lz一样的问题,想做点小生意,但手头确实比较紧。前两天听朋友说,如果想向银行做商业贷款,若有房子,必须在你已经还清房贷的80%前提下,银行才可能考虑。请教dx,真是这样的么?

无连锁,很难找银行借到钱,除非有物业能够抵押。

连锁生意银行也要仔细看你以往的财务报表,来决定是否借钱和借多少给你。

一般小生意都是现金的,谁会报很多税?拿什么给银行看?

商业贷款的前提是你要买的生意连续3年的报表要有足够的赢利,足以还本付息。
然后可以贷给你房子净值的80%,利率与房贷差不多。生意本身也可以抵押,但要是银行名单上的生意,经评估后最多可贷到生意价格的60%左右,利率较高一些。
