back@one, how to valuate da property, it could reflect on its price~~~ooo, yes, indeed~~same surb, same locatio& position, we can make a comparison, otherwise, its pretty hard to put it into same basket, STCA, the potential to get da permit determines its value, present value + future value = purchasing price, so da price in different position would be vary~~~yea, balwyn council is pretty harsh in permit approvals, but it still having some chance to get it in some high density area&position, all i thought is base on that scenario~~~it makes difference in pricing~~~normally da agent would play some trick, to reveal owner reserved price b4 auction, off course its false infor which is much lower than market value, in order to attract more buyer to get involve into da auction, then sky high its selling pricing~~ |
