A cautionary tale

As a completely novice and naive investor in 2007, 47 years old, single, with no debt, and just an asset
of $300,000 cash and nothing more, I sought financial advice, was referred to a financial advice firm. I
went to them with a clearly stated goal of buying a house Newcastle to retire in. I was talked into some
very poor investments and nearly $1 million of debt (margin loans, etc) by these so called “financial
advisers”. Needless to say, the rest is GFC history: I am now 51 and everything has gone belly up.
What I do have left is an “investment property” in Hamilton, Brisbane, which they talked me into
buying off the plan as part of a diversified portfolio. I paid $620,000 for this three-bedroom townhouse,
and borrowed $605,000 for the “investment” loan. They also encourage me to pay $17,000 in lenders
mortgage insurance (LMI), even though I had the cash there to avoid paying it. The “financial
advisers” obviously wanted a bigger commission from the bank. They made $65,000 out of the sale
($18,000 commission and $47,000 in “marketing fees”). The Hamilton townhouse is now valued at
$605,000 – $15,000 less than I paid for it. Should I sell?

This experience has been a bitter pill for you to swallow. Sadly, it is not an uncommon situation. As long as
there are developers who need to offload marginal properties, and a paucity of regulation that allows financial
advisers to take a hefty commission and act in direct conflict to your interests, this situation will continue.
....bla... bla...
Given your focus at the moment is investing to build wealth to finance your retirement, I would prefer you to
stay within the Brisbane market rather than Newcastle, due to its greater size and economic diversity.
I recommend you seek advice from a Brisbane-based independent property adviser with a pedigree of buying
only prime residential property. They will review your current property and discuss options for the future. Good
