For the new property, if you hold it for 40 years, the tax office will give you the rebat for (yealy depreciation * your tax rate) until the carrying value of property become nil. However, if we take a long view, your property may value at more than Curent Value *15 in 40 years time. That's why we say depreciation is much more valuable during the first couple of years.
Again, it depends on your strategy. If you just buy and hold, tax rebate for the depreciation is just a bonus but not essential.
