Please find attached Newsletter providing you with a summary of information relating to the Amendments to the Residential Tenancies Act which will come into effect on 29 March 2021.
These changes to the Residential Tenancies Act (RTA) will require all residential rental properties to undergo the following safety checks:

•       Smoke Alarm Safety checks every year
•       Gas Safety check of all gas installations and fittings every 2 years by a licensed gasfitter.
•       Electrical Safety check of all electrical installations, fittings and appliances every 2 years by a licensed electrician.

To make sure your property will comply with the mandatory regulations and the new RTA legislation amendments, we have engaged Victoria’s leading compliance company - Smarthouse Australia- to carry out the relevant safety checks on your behalf.
We have also attached the Smarthouse Authority Form for your information detailing the services required and the costs involved.

Please provide our office with your instructions by choosing either  ‘YES’ or ‘NO’ for each service and signing where required.
Once completed, please return the Smarthouse Authority to our office by no later than 15th March 2021.

然后据专业人士说,太旧的 暖气 cooktop,都估计要换。
不光是那个检查的费用呀。

my understanding is that "2 years"  is compulsory for rooming house only
do not be fooled by the agents (they are on commissions)

landlord insurance 也涨了。
六年多从700多涨到1300

The landlord and the landlord’s agent should work together to ensure that a safety check for all appliances is carried out at agreed intervals and at least every two years.

This safety-related activity only applies if the rented premises contains
any appliances, fixtures or fittings which use or supply gas.
(a) The rental provider must ensure that a gas safety check of all
gas installations and fittings in the rented premises is
conducted every 2 years by a licensed or registered gasfitter
and must provide the renter with the date of the most recent
safety check, in writing, on request of the renter.
(b) If a gas safety check has not been conducted within the last
2 years at the time the renter occupies the premises, the rental
provider must arrange a gas safety check as soon as
practicable.
