现在没有gym membership,凑合在邻居家洗了个澡,因为这个麻烦邻居很不好意思,可是凉水实在太冷了。话说我在考虑加入个gym,也不知道我工作的地方有没有fitness passport,有推荐的gym吗?

Urgent repairs fall into two categories: essential services and other urgent repairs.  A suitable repairer must be found within a reasonable timeframe.  There are some times when a tenant may need to arrange for the repairer.

Essential services
Essential services are listed in the Residential Tenancies Regulations 1989 and include repairs to:

a burst water service,
gas leaks,
broken hot water system,
sewerage leaks or
dangerous electrical faults.
Other urgent repairs
Other urgent repairs are not an essential service, but if not fixed might cause damage to the premises, injure a person or cause undue hardship or inconvenience to the tenant/s.

Suitable repairer
Once a tenant notifies the landlord/lessor of the need for an urgent repair, the landlord/lessor must take action to contact a suitable repairer and arrange for them to fix the problem.  A suitable repairer is someone who is suitably qualified, trained or licensed to undertake the necessary work, such as a licensed electrician or licensed plumber.

Timeframe
The landlord/lessor has 24 hours to do this if the repair is needed to a defined essential service, and 48 hours for any other urgent repair.  The repair does not need to be fixed within this time but the lessor must make an appointment with the repairer to fix the problem.

連來源都沒有 看一下consumer affair的吧 那裡寫24小時了

Urgent repairs
We try to carry out urgent repairs within 24 hours of being notified.

Urgent repairs are defined in the Residential Tenancies Act 1997 and include:

A blocked or broken toilet system
A serious roof leak
A gas leak
A dangerous electrical fault
Flooding or serious flood damage
A breakdown of an essential service or appliance that we provided for hot water, water, cooking, heating or washing
A breakdown of the gas, electricity or water supply
A breakdown of an appliance, fitting or fixture that we provided which uses or supplies water that causes a substantial amount of water being wasted
Any fault or damage that makes your home unsafe or not secure
A serious fault in a lift or staircase.

Sometimes, if the repair is urgent, we may send out a contractor promptly. If they cannot complete the repair in that time, the contractor will undertake interim repairs to ensure your home is safe. Then they will return to complete the repair within a reasonable timeframe.

The likely response times are:

Two to Eight hours for critical problems. Things that need prompt action because of health, safety or security concerns. For example, electrical hazards, gas leaks, flood or sewer overflows in common areas.
Twenty four to 48 hours for urgent problems. Things that need prompt action because of safety or security concerns. For example, no internal working lights, blocked external drains, stoves or hot water heaters not working.
Twenty days for general repairs and maintenance requests. Things that cannot wait for large scale planned works

全澳都是依据1997年住宅租赁法 Residential Tenancies Act 1997来实施的,所以只要看这条法律就知道是不是24小时限定了(截图中的是2020年最新修订版)。不懂就不要来误导。

都寫了try to 那裡說 must repair witin 24 hours

amendment 2020也是寫 緊急維修通知房東24小時之內 要儘快維修 並沒有寫compulsory to repair within 24 hours

杠精不是你吗?上面那么多链接够清楚了吧?

人家说Try to是谦虚的说法,不要想当然。万一做不到,租户可以直接自己叫维修然后把账单甩给他们的。24小时内修复指的是这个安排,而不是修完。
BTW,法律总看得懂吧?
If the owner is unable to be contacted or fails to arrange for the carrying out of any urgent repair that does not arise from any fault of the tenant within 24 hours after being notified, the tenant may authorise one of the following to carry out the repair。

政府网站上解释得更清楚:
The landlord/lessor has 24 hours to do this if the repair is needed to a defined essential service, and 48 hours for any other urgent repair.  The repair does not need to be fixed within this time but the lessor must make an appointment with the repairer to fix the problem.

除非装瞎才会当作没看到24小时的时限。

跟你这么个杠精来争真不值得,好心提醒一句:不懂呢别装,怪丢人现眼的。
