连下三天雨，屋子因为墙上裂缝漏水了。

堪培拉连下三天的雨还不小，因为之前有修过一次屋顶漏雨，这次就不放心每个屋又检查了一遍，结果很寒心，一个新的漏雨的地方，然后去屋顶看了一下，瓦都没问题，但是墙上一个裂痕，裂痕很湿，位置正好能对上，估计八九不离十因为这个裂痕。。


请教论坛大神，房子才12年，前年买的二手，inspection啥的都没问题，我是包保险还是能有其他操作呢？

还有问一下论坛专业人士，这个墙旁边就是一颗松树，很高了，他会影响地基吗？如果我砍了，然后用tree killer 杀死这课树会对房子地基有影响吗？

1 Can't see the crack from your photo, you mean the peeling mark of the render?
Looks that the flashing broken from the photo. You highlighted the right area causing water seepage.
2 Assuming no cracks on the external wall even with the size and proximity, that's an evidence that normally Cypress do not have agreesive roots. But your concern is reasonable and dropping leaves over the roofline.
