'Areas of cultural heritage sensitivity'are defined under the Aboriginal Heritage Regulations 2018, and include registered Aboriginal cultural heritage places and land form types that are generally regarded as more likely to contain Aboriginal cultural heritage

Under the Aboriginal Heritage Regulations 2018,'areas of cultural heritage sensitivity'are one part of a two part trigger which require a 'cultural heritage management plan' be prepared where a listed 'high impact activity' is proposed

If a significant land use change is proposed (for example, a subdivision into 3 or more lots), a cultural heritage management plan may be triggered. One or two dwellings, works ancillary to a dwelling, services to a dwelling, alteration of buildings and minor works are examples of works exempt from this requirement  

Under the Aboriginal Heritage Act 2006, where a cultural heritage management plan is required, planning permits, licences and work authorities cannot be issued unless the cultural heritage management plan has been approved for the activity.

想买的房子，SEC 32有这么一篇说明，请问是什么意思？房子是HERITATE，不能改动外观？

我问中介房子是什么时候建的，他说不知道，但强调是新装修的。我查了 REALESTATE 的 PROPERTY VALUE， 建于1950年，图片是黄色砖房，现在看上去外观是一样的，用类似灰色水泥的材料糊了一层。里面的房型的确跟1950年的图片有所改变

这种房子在出售的时候会卖不上价吗？

如果地段好，heritage也可以卖很高的价格

房子正面不能动的，如果房子在路叉 就是正面和朝着路边那边不能动，其他都可以动的。

heritage sensitivity和heritage overlay完全是两个概念。
您自己都看过了，小项目小改动都是exempt的，通常开发三栋以上才会触发trigger。再不放心就点里面这个链接做个测试吧，十有八九你会发现自己的担心是多余的。当然如果以后怕吓跑没做足功课的潜在买家，那担心也是有道理的。
