老公和婆婆一起买的房子，现在婆婆去世，将她的一半转给老公，请问要去什么部门改title啊？

房子是婆婆和老公一人一半的（婆婆一半无贷款），还有贷款7.5万刀，婆婆去世后，立遗嘱她的一半赠给老公。因为想卖掉此房，去银行咨询想改title,银行说要找律师先改好名字才能更方便出售。或者是销售时再一起改名字给新的房主，但如果采用后者可能要等几个月不等。

想问问此类改title一定要找专业人士吗？
是否有哪个部门可以自己去办理的？
如果未销售前改名字是否要涉及到要交税费什么的吗？
是先改了名字再卖好还是等卖掉后，新房主去改啊？

这个要看他们当时合买房子的时候用的什么形式，有一种是Joint Tenancy，即一方去世之后，自动转到另外一方名下的，另一种是Tenants in Common，由去世方的指定继承人继承。

找律师改title不贵的，大概就六七百刀，自己办的话也可以呀，就是要花很多时间去查资料、填表格、找太平绅士签名，和去政府办理（也可以邮寄），找律师的话比较省时省力。
