I recommend that you take out your own insurance of the building and other improvement on the property.
while the vendor is required to maintain his own insurance cover until ownership of the property is transferred at settlement, this is not always the case and so it is a worthwhile precautionary measure to take.
it may also be a requirement of your lender to provide a certificate of currency of insurance prior to settlement whit the name of the lender noted as first mortgagee.
