Thanks for your advice. Just to make sure my understanding is correct. Let’s say the one bedroom is around 1/3 of the total size of the property. And I own it for 10 years and rent it out at the beginning of 6th year, the capital gain is 100K. Then the capital gain I need include into my assessable income should be
100kx 5/10x 1/3=16.67k x 50%(due to holding over 12 months)= 8.33k
Is this calculation correct?
That is why people usually rent out the whole property instead of part of it, provided that the 6 year exemption applied to the whole property rent out, they don’t need to pay any CGT.
