何为body corporate?是不是所有的ＴＯＷＮＨＯＵＳＥ都没有这个？

depends on the individual property. from my experience, property with shared drive ways normally have body corporate.

I think it has to do with the title of the property. Body corporate exist for strata titled properties. If the townhouse is torrent titled then it doesn't need to have body corporate.

Torrent title is like a free hold title I think... Independent from others.
Strata title means you don't own the land as such. Land is shared and all common walls etc belong to strata not you.
