International high street brands en route to main street near you

http://www.theage.com.au/lifesty ... 2s.html?from=age_sb

AFTER years of speculation, Spanish retail giant Zara and Sweden's Hennes & Mauritz (H&M) are expected to announce the opening of their first Australian stores within months.

And according to industry insiders, it will only be a matter of time before other international fashion retailers, such as Banana Republic, Forever 21, Topshop, the Japanese fast fashion chain Uniqlo and the French-owned cosmetics chain Sephora, follow.

The foreign retailers would join American retailers Victoria's Secret, which opened its first Australian store at Sydney Airport in June, and Gap, which will open its first store in August, at Chadstone.

While Peter Lew, who has owned the Australian licence for Zara since 2000, declined to comment, the brand's Spanish-based owner Inditex confirmed Australia was in its sights. ''Australia is considered by Inditex Group as one of the potential markets included in future expansion plans,'' said a spokesman. ''Though we haven't yet made any decision about possible dates or locations for an eventual first opening.''

However, Westfield is believed to be in talks with Zara. And last month, the group asked participants in an online survey which retailers they'd most like to see at their nearest Westfield. Zara was on that list.

H&M was more tight lipped about Australian plans. In a statement, it said: ''We are always looking at lots of different markets but our establishment and expansion strategy is not something we communicate externally because of the competitive market in which we operate.'' However, industry insiders say the fashion behemoth has also been speaking with Westfield about setting up its first Australian shop in the Sydney City shopping centre, due to open in October.

Westfield confirmed that it had been in talks with several big internationals but wouldn't name names.

Sue Say, of retail consultancy Urbis, expects several high-profile international retailers to announce the opening of Australian stores before the end of the year. ''Right now we are seeing increased genuine interest from some of the well-known internationals in the Australian market and that is based on the fact that Australia has tracked better than many countries through the global financial crisis and also there are quite a few new centres being developed in our CBDs that have the size of stores and the quality of space that these retailers like, which perhaps haven't been there in past years.''

Among the new redevelopments keen to lure big overseas names are CFS Retail Property Trust's Emporium Melbourne, which will house 240 shops when it opens as part of the Myer upgrade at the end of 2012, the GPT-owned Melbourne Central, which will undergo a $30 million expansion later this year, and Highpoint, which is set for a major expansion in 2012. The revamped Chadstone and Westfield Doncaster are also on the lookout for more international tenants. Australia has been overlooked by big-name fashion players in the past because of seasonal differences, distance and our relatively small population. Many retail experts now claim these have become less of a barrier because many retailers, including Zara, H&M and Topshop, now have stores throughout Asia.

Retail analyst Steve Ogden-Barnes says global retailing giants can no longer ignore the consumer demand for their fashion products. Australia is Topshop's third biggest online market, after Britain and the US. ''There have been some population challenges in terms of attracting big-name players but the obvious thing to do is set up shop in the population hearts, in Sydney and in Melbourne, and in those fashion-rich shopping centres,'' he says.

Already, Topshop and Abercrombie and Fitch are using small commercial arrangements to ''test the waters''. Banana Republic licence holder Busby Holdings has confirmed it will open stores once it has established Gap in Australia. American fast-fashion chain Forever 21 also confirmed Australia was part of its global plans.

While the news of a foreign invasion will spell good news for fashion lovers, it is likely to put pressure on local retailers, which have had a monopoly on the fast fashion sector. But Ms Say says many retailers including Sportsgirl, Witchery and Country Road have been preparing for international competition for years, establishing large concept and flagship stores similar to those found on the British high street.

''Australian retailers are also responding to the needs of the consumer and if you look at Sportsgirl at Chadstone, for instance, that's a really international quality store fitout and presence,'' Ms Say said. ''I think this new competition will be good for the consumer and good for the economy.''
