一次STORM后,我发现厨房天花板有黄色漏水痕迹,最大处尺寸50X20CM。打电话给RACV,他们派人来看了,结论是2楼的窗户漏水。
但是RACV说窗户不修,因为是installation defect,可以把厨房顶部有痕迹处重新粉刷。

我说这个房子建成有20年了,如果窗户是installation defect早就漏得一塌糊涂了。2年前我入住的时候,曾经请过验房师。当时他拿着仪器扫过所有天花板包括厨房,没有漏水痕迹。我估计是上次地震,窗户和墙壁之间有了裂缝,如果风雨很大可能会有点漏水。RACV派来的人也说从某个角度可能漏进去。(已经半年了,天花板上那块痕迹几乎没有扩大)
现在RACV愿意做:
Pls engage a suitably qualified trade to make the windows watertight, it is recommended flashing and sealant be installed.
We can provie a cash settlement for the insurable repairs, and you can complete the works through an independent trade. The full and final settlement for the accepted portion would be $811 (which is the cost of the insurable repairs less your applicable excess of $500)
Pls bear in mind acceping a cash settlement it will void the lifetime guarantee provided under your policy as the works will be completed by an independent contractor not authorised by RACV.
等于我自己找人把窗户漏水解决,RACV来做些刷漆这样可有可无的事。如果这样,房屋保险有什么用?我已经在RACV内部申诉了,结果还是这样。

找了一个TRADIE来看过,他说只要去bunnings卖硅胶打上即可,不需要装flashing
我是否应该withdraw claim?让RACV来刷漆,除了把明年的保险费增加,没有其他作用
