求助：新出租house诸项修理问题

小弟刚刚出租了一栋house，房客上周搬进去的，今天通过中介报给我了以下这些问题。请各位帮忙看看，哪些是应该修理的?中介的报价合理吗？谢谢！

1) Multiple double light switches have broken switches. Back lounge room has a broken powerpoint which is hanging off the wall. I can organise an electrician to go through the property and repalce the double light switches around the property and the broken powerpoint in the lounge room. I can send a work order of up to $300.00 otherwise quote.

2) Can not gain access to garage from Laundry as the barrel on the lock is broken. I have sent a work order out to Access locksmith to repair the barrel.

3) 3rd drawer in the kitchen is completely broken. Please see below.

4) Something is wrong with the water temperature, it does not heat past a luke warm point. I can organise for a plumber to have a look at this with a work order of up to $200.00 otherwise quote.

Minor issues:

1) Top left gas burner on stove top does not work.

2) Back drain on patio area appears blocked.

3) The tenant has reported that the air con is quite dusty. I would recommend having the air con serviced. Please advise if you would like us to organise this for us.

I can organise for a handyman to quote to repair the kitchen drawer and the drain on the patio area.
