我不是也说了这些差别吗,这都是大家都知道的
现在说的是同样的价格房子,这两个区哪个居住,生活的更舒服?我觉得是后者
而且就像我说的,这些差别主要就是两点,公共交通,和学校,这两点是这几年炒热的热点
没有人知道以后这两点还是不是那么热
templestowe lower/templestowe比较burwood最大的优势是环境,还有随之带来的人文情调,这是melbourne东部偏北地区的特点
周围的doncaster, doncaster east, donvale, eltham都有相似都优势
burwood也不错的,但是大学和轨道交通带来一些负面的影响
说到底还是你享受什么样的生活

For natural environment 环境, I think both are similar - green as I lived in Macedon road before. Templestowe or lower properly more quieter with less shops and restaurants. Burwood line are Doncaster have more shops and good Chinese restaurants.
For 人文情调, that is a very subjective thing and really it is just a feeling and personal.
For 大学和轨道交通带来一些负面的影响, I think transport and easy to uni and schools bring more positive factors than negative ones.
Overall, when people buy house, it is a multi-objective task.
1 . You want to live comfortably -- the comfortability is defined by
- easy shopping
- green quiet
- good transport
- good neighbors
- good schools
2. You want your investment or the place you live appreciate in value over the years in case of re-sale or changing to be an investment property. If GFC comes again, you want to find a way to hold your property to avoid fire sale. These imply
- you need to be close to schools, shops and transport and close to all facilities as we are all civilized animals.
Otherwise, you can choose rural areas of Victoria like lilydale or further away, there are places of quieter and greener and beautiful and close to creeks but far away from the city, from the transport from the schools and from the shops.
Buying a house or investing such a large amount of money, you need do things rationally rather than emotionally (just by feeling or whatever you feel of 人文情调 is not enough).
Compared with all above factors, I can only see the Burwood line {Burwood, Burwood East, Vermont South} is better than templestowe {Templestowe, Templestowe Lower, Doncaster East, even slightly better than Doncaster} areas in the overall comparison.
More and more people will see these factors and the price will later on increase more in burwood line even right now, the difference is small.
Also in property investment , minor $ differences say 50,000 to 150,000 is nothing in this huge investment and living decision (games), because the loss (loss of value due to GFC again or loss of gain due to another property boom) associates with inferior decision will be much higher in the coming years.
