对邮局生意很感兴趣：联系的中介会发一些income statemtent ：感觉数据不是很真实 比如expense 中通常没有wage这一项，有的连licence fee , insurance 都没有，觉得只是这个表的话，没什么参考价值。因为对真实性不能确定。 问一下; 需要自己实地去看人头吗（可以自己也不懂邮局的业务阿，再说也不能跟着每个顾客上terminal 听人家要干什么啊  ）一再要求下，这次中介发来了aggrigate sale ,lipoms and lease schedule 这下又看不懂了 想问一下：考量一个邮局是否值得买，应该从哪些方面入手？ taking / renting fee&period /terminal ( staff numbers ) / stock value /location taking 是怎么算得啊？中介给的aggrigate sale 报表中包括：一个月的commission " self paid" by licensee为什么其中还有adjustment 呢？ ,financial year sale (monthly figures included taxable sale @!10% AND GST free sale） 恳请大侠来指点一二， 多谢多谢 |
