关于投资房的白蚁问题和landlord insurance

大家都有给二手投资房做防白蚁设施么？有没好的推荐 悉尼地区的，价格大约多少？另外是不是一定要买landlord insurance? 回复都会加10分，谢谢

上网看是不是所在的是白蚁高发区,如果是,必须的. 如果不是, 买房时的 building inspection 估计也会给你点idea. 也可以有机会询问一下邻居,或者到周围去看看是不是有留下的痕迹.

现在买房是抢房 都没时间做pest check就得决定买不买 所以买时没做pest check,貌似不是在高发区，那是不是只要每年检查下有没白蚁问题就ok了 想想新房真有新房的好处 至少不用担心白蚁的问题

我们家入住之前，我做了一个号称全面的杀虫的Golden Package, 防白蚁，杀蟑螂，防蚂蚁，防老鼠等， 花了189，特价，我看他们说喷了防白蚁的药，不过这个应该不是专业专门防白蚁的，专业防白蚁要钉药在包围房屋边缘的土里，要几千块钱，不是高危地区，每年做做这些日常防护，个人感觉也OK了

如果发现了白蚁痕迹，再治白蚁不迟。不需要做预防。现金价2000多，一定要找到窝，才能根治。如果租给华人，没有landlord insurance 也可以。

189刀能防这么多东西，这性价比太高了点。我每年就做杀虫，不防白蚁不杀鼠都要200多

原价390多块，特价189，室内室外喷了，抹了各种不同的药，感觉挺值的，现在屋子里几乎没有虫子了，很多在窗沿都死掉了。

landlord insurance is a must. it covers quite a lot and you can claim on tax as expenses.

I use JIM's pest control. you can do termite inspection along with pest control every year. termite inspection is about $190 and pest control is about $150. Google Jim's pest control. They will send you someone close to you. Of course, there are cheaper alternatives.

BTW, new house doesn't need termite treatment as it must have home guard installed. 50 yr protection. For old houses, depending on the size, termite treatment costs about $2000+ and guarantee for 8 yrs.

landlord and home building insurance 有什么区别，是不是landlord insurance只保租金损失？

保险是必须的。白蚁问题可以找专业公司上门查看后再做决定是否需要做除虫防护措施。

我这个是二合一的，landload 一个，home build and contend 是另一个，我嫌麻烦，就买了一个。还便宜一点，好像是我的mortgage在westpec，所以就有折扣了，所以便宜。
landload在westpec是cover 10周租金损失，比ebm的长，那个6周。

防虫那个，做过一次pest control之后，买mortein的室外防护，每三个月一桶，不下雨的时候围着房子上上下下喷一圈，最多两小时就搞定。

中介可以不用，房东保险必须买
