The Residential 1 Zone does not have limits on the number of dwellings or height of buildings that can be built on a block (unless there are specific planning overlays, such as a Heritage Overlay or a Design and Development Overlay). The zone allows for a variety of residential development at a range of densities. The provisions of ResCode apply.

Neighbourhood Residential Zone - Schedule 3 (NRZ3)
The Neighbourhood Residential Zone restricts housing growth in areas identified for urban preservation.
The Neighbourhood Residential Zone Schedule 3 - Traditional Bush Suburban Areas - proposes the following requirements:
•8m mandatory maximum heights as per NRZ
•320sqm min. lot size
•9m front setback or average of adjoining dwellings (whichever is lesser)
•40% site coverage
•40% permeability
•500sqm permit trigger
•Two 12m canopy trees
•1m + 3m side setbacks
•No walls on boundary
•5m rear setbacks
•1m fence
