Hi Guys,

Went to an open home in Hurstville last weekend.
Just need some guidance on the value of the property on the current market.
We heard that houses in Hurstville are rarely around 750K not to mention it is still walkable distance to the station?
Understanding it is on the main road which is a major put off but would love to hear the opinions of the experienced on this forum.
Thank you in advance for any comments.

do you know how much it would roughly worth if it wasn't next to the main road??
lets say 200 metres up the road closer to the direction of the station...

it was indeed very loud when we went to the open home but we don't have a great feel on how much this would offset the pricing...

think its around 500...
thought it would be around 300+ but the agent said something like 480 or something which was a bit of a surprise...

the agent said that the main road scared off a lot of potential customers with some level of interest...
and that the property would be worth 150k to 200k if it was 100-200 metres up the road...

think I saw a post on the forum yesterday for a Hurstville duplex for 1.3m or something??
hence we didn't think (offers over) 750k for a house was horrible...
but based on the comments so far, it looks like the potential is very limited...

the important information I wanted to obtain from this post was how much the price would differ if it wasn't on the main road...
100k+ sounds fair to me...
probably difficult to get an "OK" house in Hurstville under 1m??
not to mention, I do not believe this is in the good school zone in Hurstville...

looks like its difficult to get anything serviceable for cheap in Hurstville...

was also thinking about houses in Parramatta by the river...
is there any potential there??

buy a small house in a good location rather than a big house in a bad location, good location means good suburb and good street.

guess budget is always a concern...

based on your comment I am guessing you wouldn't be supportive of houses in areas like 7 hills for around 500-600K?
Parramatta has quite a few development sites at the moment and the west may have potential of generating positive cash flow in a few years?
whereas areas such as Eastwood seem a bit distant from positive cash flow...
just my thoughts...
