assuming
u borrowed 80% when u purchased 房子加地 so 80% of $400000=$320000 borrowed from the bank
so u used ur own CASH 20% of $400000 =$80000
plus assuming u also used ur own cash to pay stamp duty and conveyancing cost =roughly 5% of the purchasing price= ~$20000
然后盖房40万
Now assuming u borrowed 80% for the building cost of $400000=$320000
so u paid the rest of the $320000=[u]$80000[/u] from ur own CASH
How about the cost of designing, surveying, utilities connections, council charges etc?
Did u use ur own cash? say $30000 if u didnt borrow it from the bank and u used ur own CASH
How about the mortgage interest payment? Did u pay it with ur own cash?
say the interest rate is a cheap 5% so interest payment for a year=($320000+$32000)*0.05=$32000
In Total: u put in roughly CASH of $80000+$20000+$80000+$30000+$320000=$242000 into this deal so that u can make a 'profit' of $200000...
Well if u managed to borrow all the costs from the bank and u didnt use a cent of ur own money then its a very good profit but risky as well.......... |
