请教一个墨尔本租房的问题。我的租约是12个月,由于家人要回国半年,我打算把现在租的2房退掉另外租一间1房的。一般这种情况要给Agent或者landlord付多少的补偿?我的contract有这样的描述:
If you want to vacate during the term of the Tenancy Agreement, you will be breaking the contract you have entered into and therefor are responsible for reimbursing the landlord for any loss suffered eg. rent until the property is again tenanted plus the lanlord's normal costs in re-letting. These are usually:
* All advertising and marketing expenses incurred
* A portion of the letting fee being a percentage of the average annual rent based upon the unexpired period of the Agreement (eg. if you have 5 months of the Agreement left, you would pay five twelfths of the letting fee).
* A tenancy reference check through Rent Check (tenancy database) currently $15 for each tenant check.
上面的描述我有几点不明白的:
1 在交还钥匙到房子租给另一个租客之前我是不是还要付给房东房租。这样似乎很不合理吧!
2 letting fee是不是指房东付给agent的中介费用?
3 tenancy reference check是什么东西?
