看到有TZ问买房的offer怎么出，其实也不是都一定要书面的offer。把我当时出书面offer的sample贴出来，有需要的TZ参考吧：

Dear XXX，

Following inspection of ________, I am pleased to inform you that I am prepared to offer _____.  This offer is based on comparable sales in the immediate area and the general condition of the home.  While the property appears to be in excellent order, there are a few features that detract from the property including _________ and ______ 列举房子的短处打击对方自信心.

This offer is subject to satisfactory pest and building inspection. I am a genuine buyer prepared to exchange contracts immediately with a 5% deposit.

In the meantime, could you please send the contract of sale ASAP to my solicitor – details below:
