律师今天来电话,说在租约里有一个条款: 房东如果要装修店铺,提前3个月通知租户,并给租户另外找一个地方, 如果租户同意,就搬过去继续经营生意,如果不同意,就提前一个月通知, 然后合同就自动终止了。

我怎么觉得,如果加了这个条款, 那房东想什么时候让租户走,就可以什么时候提出要装修,然后给你找一个特别烂的地方, 让你没办法同意搬过去。 然后他就可以终止合同, 你就要走人了。 反正就是怎么样你都要走人。

怎么办? 肯定不能答应这个条款呀!!

I think you want to consider what kind of store it is.  If it is a store within a big place, and they want to keep consistent look within the place, it may not be too unreasonable.  

But isn't that most of the time the tenant will be responsible for the fitout?

I think you would want to try to push back and explain your concern/reason for objecting to that.

If that doesn't work, maybe something along the line that the landlord needs to finish the fitout within certain period, say 20 days/one month, so that you can move back soon.  And there is no such request from the landlord within the first [X] years.

The easier solution might just push back.  Your lawyer should be able to advise better depending on their experience.
