投资房-中介建议我们做Risk Management Report

投资房五年了，同一个Property Manager, 几周前突然建议我们做个Risk Management Report，要$289. 我从来没听说过，请问有人做过吗？下面是我收到的信：

-Maximise Return: a recent independent national survey has shown that 90% of all tenants believe that the safety and condition of a rental property is very important to them, but more significant is that nearly 60% of these tenants are prepared to pay more rent to live in a property that has been certified as safe.

As Property Managers, we recognise there are clear limitations to our expertise when it comes to assessing the potential safety risks of investment properties.
As a solution, to protect you and your investment, Stone Real Estate Parramatta have partnered with a specialist inspection group, PropertySafe. This service will provide you with a comprehensive residential risk management report detailing a 100-point safety check of 12 hazard groups.

不需要。买好landlord insurance就足够了

我那个鬼佬中介的花样也很多，不知道他开的什么银行账户，每月还有5.5的管理费

5.5% 是中介的日常管理费，5% 外加GST， 就是负责传话，，，

5.5%的管理费是另算的，每月要100多刀，这个是每月5.5刀在5.5%之外的管理费，我发邮件问中介这是啥费用，他告诉我是每月银行转钱的费用，意思这钱是银行收的，我心想他用什么银行帐户还要收这个费。我另一套房子是华人中介管根本没有他这么多收费。但这个鬼佬中介找的房客还可以，都是一住就是两三年的，华人的中介找不到长久的租客，每年都要换房客。

问题这钱也没几个子，他们要想着持续来钱的方式。当然对于房东来收一分钱不出如同貔貅一样只进不出是一心期盼的
