买房子是人生的重大投资,谁都不想买在洪水区或者山火肆虐,偷盗频繁的地方,由于澳洲极度注重隐私很多资料在买房之前无法获得,或者要付出相当的花费从律师council等处购买,一不小心,买在洪水区 山火区,那就中招了。
有个方法,可以通过第三方那确定此类风险:保险公司,尤其是大的保险公司,有着我们常人无法触及的资源,他们的risk mapping做得当然比我们个人所能获得的资讯全面且彻底的多,站在巨人的肩上看世界:通过做一些dummy 的online quote,我们可以间接的推出要购买的物业的风险(有些保险公司会在quote里直接告诉你)。
当然挂一漏万,这只是一个思路,各位大大有什么别的方法,也欢迎交流,集思广益嘛

大家打开NRMA或者GIO或者ALLIANZ的online quote 网页,里面的资料随便填填就是
到最后NRMA 的保费是900多,GIO是1100多,基本上在正常的范围内,所以这栋房子的山火或洪灾险是比较低的。
此方法适合初选,当你选定心仪的房子,做进一步调查时,可以选择向Council付费购买Planning Certificate (Credit to :中间人)
Section 10.7(2) of the Environmental Planning and Assessment Act 1979
Certificates issued under Section 10.7(2) provide information about the zoning of the property, the relevant state and local planning controls and various other property affectations. The matters addressed by Section 10.7(2) Certificates are governed by the Environmental Planning & Assessment Act 1979 and Environmental Planning & Assessment Regulations 2000 and include the following where relevant:
the names of relevant local environmental plans, regional environmental plans, state environmental planning policies and development control plans
the zoning and land uses that are permitted or prohibited within that zone
any development that has been declared state significant in relation to the land
whether the land is in a mine subsidence district
whether the land is affected by any road widening or road realignment proposals
whether the land is affected by a policy that restricts development because of the likelihood of land slip, bush fire, flooding, tidal inundation, subsidence, acid sulfate soils, or any other risk
whether the land is reserved for acquisition by a public authority
the name of each contributions plan applying to the land
whether complying development may be carried out on the land under State Environmental Planning Policy (Exempt and Complying Development Codes)
