看中了一个unit，想出offer，但是看那个letter，有几句话不是很明白，觉得有些不妥，请大家帮我看看，分析一下。
原话如下：
I/We hereby make the following offer to purchase the above porperty upon the terms set out in a Society of Auctioneers and Appraisers Inc. Contract
这个Society of Auctioneers and Appraisers 是什么东东？
还有一个：
I/We understand that if this offer is accepted, I/We will be required to execute an unconditional contract in those terms and a Form 3 to waive cooling off rights.
这句话什么意思？就是说没有冷静期吗？
还有unconditional contract，是无条件的合同吗？大家一般买房都是签的这个合同吗？
但是下面却又让我填空：conditions required (private treaty only)
这不就是让我写条件吗？怎么会前后矛盾呢？
