我也理解大叔的报价是一直到DA的，帅锅的报价只是初步的一个concept,  比如你所说的floor plan的measure drawing没有surveyor，但大叔的其实很可能也是基于sale survey 来做的，差别会很大吗？ 你现在说的问题，真是最现实的问题，帅锅一直没有正式报价，需要出了这个2500后才可以报价，然后如果一天价，我又得回头找大叔，这就太尴尬了

我现在想把帅锅的concept design的价格直接发给大叔，问问他前期他的14,000和这个2,500有多大的不同，你说这个可行吗

需要请surveyor来做一份detail survey，因为sale survey通常只有简单的boundary信息，当然如果你手上的图很详细另当别论。

感觉如果你把帅锅的东西发给他，他可能会说这不是一样的东西，没有可比性。可以请帅锅来看一下房子吗，就像你那天陪大叔看一样，然后问他做到DA大致多少钱，看他的反应。通常看过房子设计师心里已经有底，如果他执意要先做$2,500的报告再报价就可以淘汰了，大不了再找一家来报价。你觉得呢？

好，我觉得你这个意见很好！ 我和帅锅说说，看能不能先请他来看下房子，出个大概DA价格，如果可以，那我们可以一步一步从concept design report来做。

你觉得后期CD和CA 花费多少？ 楼上朋友说这两块也是大头，很难控制价格啊

这个很难现在说一个准确的数，只能大致上说concept design + DA 一般占30%， CD 45% ，投标5%， CA 20%，当然不同事务所百分比会有所偏差。

这！！！

concept design + DA 就花费了25,000了，才占了30%, 那我整个下来，建筑设计就要花掉85,000左右？ 不会吧，这可远远超过我的预算了。。。。

关键是不懂，因为没有经历，经历过一次大概不会想再来一次，除非是职业

我知道的西人都是在家守着做的，而且自己都懂点

我有个朋友开始准备旧房改造，后来考虑来考虑去，还是推倒重建了

价格其实并不是单独存在的, 一定要与时间, 质量挂钩. 问问他要做多久, 是他一个人负责么, 注, 他也给你报过单价,所以你大概会算出一个时间,

他对于 CA 和 CD 的回答是：

As the scope of work & budgets are unclear at this stage, it is not possible to quote fixed fees. My normal fee for the preparation of Contract Documents is 5%, and Contract Administration is 4%. Percentages are based on the final cost of construction at practical completion, at the end of the construction phase

现在还有个问题是他对于改建预算大幅提高了，之前全部是400-500K，现在他的预算光楼下改建就要400K，楼上加一层也要400K，加上花园50K，这个项目他计划要85W了，这个超过我预算太多了。

Cost will depend on many factors including how much existing fabric can be kept, and how much additional building you would like to build. The sketch plans will begin to provide some of these answers. As a minimum I think an order of cost for the first floor might be $400k, and $400k for the ground level including an outdoor area adjacent the living spaces. 预算这次被大叔大幅提高了，之前预计的400K，现在一下被提高到800K了，这和推倒重建差不多费用了啊

你说对了，我问了下大叔关于帅锅的报价，大叔这么回答的

I am not familiar with this firm of architects so it is difficult for me to comment on their fee structures. What I would say is that at my hourly charge rate, a fee of $2,500 would allow me 15 hours, or about two days, to spend achieving a long list of deliverables. I suspect that their concept report fee anticipates that they will recover fees later in the job should they win the commission. The way I have structured my fee is to spend what I believe is the required time performing the stated tasks from the outset, rather than focusing only on presenting a sketch plan at minimum cost. If I were to take this approach I would need to qualify anything I presented to you by undertaking more detailed work at a later time. The measuring task I undertake captures all the detailed information that will be required for accurate dimensioning during the design phase, and DA documentation.

我已经约了帅锅下周去看下房子，看他对于房子的报价如何，现在的问题有两个，除开他们的收费，大叔对于改建的预算是800K了，这个超过我预算太多了

地1000啊，不过位于保护区，应该是不可能推到重建duplex的

我下周约了帅锅看下房子，其实我还是偏向大叔的，虽然我估计他的费用确实很高，但至少他在隔壁就做过同样的事情，比较放心，只是想比较下他的费用到底高了多少, 还有这个房子改建的预算怎么一下从400K 拔高到 850K了

昨天太忙，买来的更新了

周一约了建筑师见面，感觉态度也很诚恳，分析的也很实在，她看完房子后，回去给我发了一个FEE PROPOSAL

Design and DA stages

A.1 Concept Design  $2,500
A.2 Desgin Development / B.2 Record Documents $7,000
A.3 Planning Documentation (DA) $7,000
B.3 DA Negotiation          hourly staff rates

价格相对比较合理，但是我对B3不是很满意，因为这个hourly staff rates很难控制啊，我就回信说,B.3 能不能fix price，到这时候我才发现，原来大叔的合同里面， lodged DA 以后，之后如果所有的修改什么的，比如council 对一些设计要求不满意，大叔都要按小时收费，我当时竟然没有看到这一点。。。。。这个费用很难把握啊

等待回信中。。。
