we don't even know who that lady is. lol.  stick to your gun, mandy. there are also retailers not located in shopping centres. so talking about AU retail industry would not be appropriate. don't even try to give a shXX. excuse me for my language.

The introduction bit even describes what Australian shopping centre industry does, I will be surprised if the question is about retail industry.

anyone who has extensive thought on "Market" factor in TEMPLES

does the market factor have negative impact on shopping center industry? why?

From short term perspective, the market still runs positively for shopping center as the major retailers, which are the major tenants for the shopping center, are still running their businesses in the traditional way. Simultaneously, they adopt new business model to better combine online business and in-store sales. Therefore, in the short term, shopping center still take up the major retail shares. Without further enhancing the current business model, the industry will face more challenge from online sales in the long term.

Is it correct? any different views?

3.        Define the customer segmentation:
There are 4 categories of the customers: 1. Retail shops; 2. Restaurants and other eateries; 3. Services provider such as banks; 4. leisure facilities (e.g. cinemas and bowling alleys).

4.        Define the product segmentation:
The main product of Australian Shopping Centre is provide space to the tenants in the SC. These shopping centre owners derive income from charging tenants which rent for the space that they occupy in the shopping centre as well as the recovery of common expenses (i.e electricity, water, repairs and maintence, and marketing) for operating the shopping cnetres.

what do u guys think?

For product segmentation, I would suggest that - 1. Fixed tenancy 2. Temporary tenancy, eg promotion counter 3. Area for Functions or activites 4. Advertisement and I would say "repair and maintence' is the service that support their product

Well...then there is no information or need for analysising product segmentation, so far it just mention one product only.

Hi Suddently just pop up 1 points. for the supplier power, May i mention Australia Governement is the only supplier for SC industry? what i mean is, if u wanna make a bread (i.e. shopping centre), u must have flour (i.e. land) on hand.

Therefore, i would say the supplier power is high since the industry couldnt switch to other supplier.

is it beyond the case?

if the SC purchases land from supplier, then I think real estate would be the supplier and the supplier power is medium or just say not applicable/not mentioned in the case.
Australia Government would be too beyond.

Land supplier  depends on which part of australia, it can be government, private seller. But government have impact on pricing of land - land use restriction.  However I will say in general land seller is one of the supplier with increasing power as the availabilities of land and city planning than others among utilities suppliers. Overall its low and increasing

How about markets factor?
1.the increased targeting of Australian consumers by overseas online stores(-)
2.Australian consumers always disappointed when US websites advised they could not ship to Australia(+)
3.shops will still be needed for people to browse in(+)
4.the store can decide where they want to be located(-)
Overall negtive

我觉得根本不需要去 讨论 retail industry, shopping centre 可以说是最大的retailer, online shopping什么的都是另外一种形式的 retailing ...
此消彼长。。。 对于整个 retail 来说 不会因为 online retailing  变化而变化! online 增加了 physical 势必减少, 整个retail industry  没有变化。。

Shopping Centre industry is closer to be a real estate industry than retailer industry,他买的是建筑材料买的是一个单位的使用权. 在retail industry上的确是没有什么影响只是selling pattern改变了,但是基于shopping centre这种出租单位的元素,industry当然就有影响了。

Point 3 more likely to be (=) since thats always happen
I think Point 2 is no exist anymore, since lots of US online retailer have negotiated to become a global online retailer and they have targeted AUS first, because "Australian consumers always disappointed when US websites advised they could not ship to Australia" also there is "rejoiced" at the end. So it is (-) after all
