These days I am serching a builder . tooo tired to deside do you have any advise?
All the builders are crap, all they want is your money. They will build the house for you, but they won't consider everything carefully from your perspective, you have to pay atttntion to a lot of the details and don't assume the builder will do everything properly. They do often make mistakes in the administration and building process, you need to supervise them to correct all the mistakes.
-First compare builder's packages, from house design to inclusions, seek the best value for money package. E.g. ask them to include fencing, driveway or landscaping, let them to battle each other on the deal to win the contract.
-Pay careful attention to the contract terms, anything unclear or not sure, don't sign it. E.g. if it's fixed site cost, make sure the contract spells out what extractly are included, otherwise you will get caught out with unexpected expenses. If you can afford, find a good building lawyer (not just a normal lawyer) to go though the contract and house specifications with you.
-Keep monitoring the building progress and any documents or variations you receive, the builder often make mistakes in the process. Get professional building inspectors to inspect your house at different stages to ensure defects are fixed.
-If your site supervisor/administrator is good, then you might have a smooth process, because she/he is in charge of the budgeting and planning of your building. Any issues, raise them right away with him/her. |
