抛掉印花税，中介费，广告费，cgt，负扣税贴进的钱，基本上就是赚个吆喝

最近刚卖了ROCKDALE 1套APARTMENT, 07年买的，贷了90%，当时买入 38.8万，
刚刚卖掉48万

WOLLI CREEK 也是07年买的，也是贷了90%， 买入价37万，正在考虑一 54万的 OFFER

最近几年涨的快。。。。不能用最近几年来推测将来的。。。。

NSW will receive an extra $1 billion in revenue due largely to it being a poor economic performer, with below average growth and low wages.

The once powerhouse state of the Australian economy received a poor report card from the Commonwealth Grants Commission, the independent statutory body which each year carves up the distribution to the states of GST revenue.

It finds that of the four big states - NSW, Western Australia, Queensland and Victoria - NSW has the weakest economic capacity and therefore needs a steady stream of GST revenue.

As a result, the commission recommends that NSW's share of GST revenue in 2011-12 rise from 30.8 per cent to 30.9 per cent. This translates into an increase from $14.5 billion this financial year to $15.4 billion next year, which is $972 million in extra revenue for the next state government.

Victoria has been punished the hardest, with its GST share to be cut by almost $500 million next year, while the boom states - Queensland and Western Australia - will receive more money to reflect higher wage costs and flattening revenues.

When apportioning revenue, the commission takes into account such factors as a state's revenue-raising abilities and costs such as wages which face its government.

In the case of NSW, the commission finds the state government has relative low wage and services costs because the state has ''experienced below-average wage growth''. While this is an excuse for less GST revenue, it has been more offset by below-average economic growth which has ''decreased its ability to raise payroll tax'', a ''below-average mining production'', and a ''below-average growth in the value of property transfers''.

As the Herald reported this week, the poor quality of state government submissions for federal infrastructure funding has led the state to lose billions in potential funds.

The commission's report finds NSW received ''below-average increases in total Commonwealth payments'' last year, especially for rail.

The new formula has ended years of bitter complaint from Western Australia, which contended it was being unfairly treated because of all the revenue it earned from the mining boom.

The commission finds that although WA and Queensland still enjoy strong mining revenues, high wages growth has increased the cost of service provision. WA will receive an extra $414 million a year.

Victoria's new Liberal Premier, Ted Baillieu, took up the cudgels against the Grants Commission. His state was hit due largely to a combination of low wage growth, meaning lower services costs, and a buoyant property market.

Mr Baillieu said Victoria would lose almost $2.5 billion over the forward estimates, or about $500 million a year.

''Prior to today, the largest ever cut in GST revenue to Victoria was less than $70 million,'' he said.

Mr Baillieu said he would take his complaint to the federal government.

今年开始出货，把APARTMENT 统统卖掉，只留1套，然后在CARLINGFORD, GRANVILLE, MARRICKVILLE, ROCKDALE 这几个区买HOUSE

前两个区不了解。好奇看中后两个区的原因。看到有住Rockdale的人评价飞机噪音，似乎对周围环境也不是很满意。Marrickvile记得房兄曾经说那里色情场所多，后来看报刊广告，果然在那里的不少，那里飞机应该也避不了吧？不了解那里的学区。

不知道在那里买house诱人的因素是？

1. MARRICKVILLE 是离CBD 10公里内最便宜的区
  10公里内没有这么便宜的区了

2. 是火车大战，在SYDNHAM 后一站，没有SYDNHAM 那么吵


ROCKDALE:
1.距离PORT BOTANY 不到2公里
2. 火车大站
3. 距离CBD 10公里，位于HURSTVILLE和CENTRAL 中间， 交通非常方便
4. 距离东区开车15分钟
5. 华人人口占15%
6. 房价非常便宜

Govt to prioritise Epping-to-Parramatta rail link: Albanese

Federal Labor is sticking to its guns about which NSW rail links will go ahead despite pressure from the state's new premier.

尽管新州联盟党政府不断施压，但联邦工党不改变对新州Epping至Parramatta地区列车路线的资金支持。

Prime Minister Julia Gillard promised to prioritise the $2.1 billion Epping-to-Parramatta rail link at last year's federal election.

联邦工党在2010年的联邦大选中承诺将为悉尼Epping至Parramatta铁路工程拨款21亿澳元；

The project was a key campaign promise by Labor leader Kristina Keneally, who led her party to a crushing defeat last weekend.

这一工程也是前州长肯纳莉的关键竞选活动之一。

　　

Premier Barry O'Farrell wants the project deferred and transferred to the coalition's north-west rail link plan, which he took to the election.

新州州长奥法雷却希望能推迟这一工程，将资金转移至他在竞选时承诺的悉尼西北区的列车路线。

Federal Transport Minister Anthony Albanese said one of the reasons Labor suffered such a massive defeat was because of the chopping and changing of infrastructure projects.

但联邦交通部长Albanese称，新州工党遭遇惨败的原因之一就是因为砍掉或者更改基础设施建设工程。

The commonwealth could not set infrastructure outcomes on the back of every state government's campaign promises, he said.

The federal government had promised the Parramatta-Epping rail project last year and was committed to the project.

联邦政府2010年承诺将修建Parramatta-Epping线，已经为这项工程做出拨款。

Furthermore the project has the support of Liberals at all levels of government, the minister said.此外，这一工程也得到了各级政府中自由党的支持。

The Parramatta-Epping link was the only project that was "absolutely ready to go", with funding in place.

Parramatta-Epping铁路是唯一一项“已经完全做好准备开工”的工程，目前资金也已经到位。

Projects could not be delivered unless all the funding was available and with a $8 to $10 billion price tag, the north-west rail link, did not, Albanese said.

Albanese指出，所有的资金没到位前，任何工程都无法开始，而预计将耗资80-100亿澳元的悉尼西北列车路线工程的资金没有着落。

因为老丈人在中国的时候 是上海中学的语文老师，也算是发挥余热

上北区的APARTMENT 3年内不会涨的，因为太泛滥了


另外这3区居住的大部分是老公在中国做生意，老婆带孩子在澳洲的空中飞人

在carlingford 没租到房子，离高压线远的地方没啥房子出租，离高压线近的地方房子挺多，可不敢住，俄只好在Telopea 租了一套。

不知那位童鞋知道carlingford WestPS今年升学率咋样？JR 几个？BHH几个？NSG几个？NSB几个？
