首先同期楼主,但我觉得builder 应该要在合同列出所有大物件的报价, 不知道你是签什么样的合同,正常如果是HIA 的合同,他是有这个条款,
'prime cost item' means an item (for example a fixture or fitting) that either has not been selected or cannot be costed exactly at the time that the contract is entered into and for which the builder has made allowance in the contract price;
'provisional sum item' means an item of work (including labour and materials) which cannot be costed exactly at the time that the contract is entered into and for which the builder has made allowance in the contract price;
这两个简而言之就是一些项目builder 必须给你一个allowance(这个报价是不包括人工价格,只是买这样东西需要花的钱),其中就应该包括windows and doors, joinery(kitchen, bedroom, laundry) bathroom PC items, 这些东西贵的和便宜的价格相差巨大,而且大家口味不同,有些人喜欢很贵的坐便器,有些人喜欢很贵的洗脸台,但是 builder 必须给你一个很明确的allowance,这里我可以理解成是他说的 2 万的铝合金门窗,然后你们经过协商 sliding door 换成 bifold 的需要加钱这个是额外的,但是如果 用了便宜货,差价是可以退的,而且这个价格是不能包括builder margin(正常20%),楼主可以认真看看合同有没有提到这些东西,希望对你有所帮助,市面上好点的门窗比如说双层玻璃 材料价格是在$800/m2, 工人价格看如何结束,比如外墙是否需要render, 内墙是architrave 还是 square set 都会有差别的。 |
