同意,从位置来讲,我也感觉HEIDELBERG>VIEWBANK。
感觉HEIDELBERG,ROSANNA,VIEWBANK三个地方不错的房子都有比较好的市场。
有点铁三角的感觉。。。

如果VB一直是这个趋势的话 (直追Heidelberg), 4bd house均价破百万指日可待。

这个房子卖的这个价格值得研究,两种可能性:1. 那个地段的Heidelberg房子被低估 或 2. 近高中的VB房的价值被挖出来了

我說的是前業主的事,他人已去,沒有什麼私穩不私穩的,我又沒說他们名字。
我在澳生活多年,有穩定工作,眼見有新來的人,只是白說樓巿那麼好那麼好。。。
來到澳洲,應該找个穩定生活,不是只顧着把国內那些炒作樓市股市的習慣帶過來。
這才是對社會有貢獻。

有些人老是把 vb college 當作 top school 而把周圍房子唱好才有自私目的。

This is because I have different values than most of the other people on this thread.

I like to share my experience about living in View Bank because I lived there for over 10 years. I like to share about its transport facilities to CBD, a bit of history about View Bank, its neighbors etc.

However most of you just don't care, all you want is to say the following....

1. VB is closer to CBD
2. It is close to ViewBank college, (in my opinion an average school because I went there for a short period and left.)
it is just a normal school in a suburb.

3. therefore,  the property value there will go through the moon !!!  <= this is the only thing you guys cares.

Personally don`t think everyone see Viewbank college as a top school, but one of the better schools.

As you may know since you already living in the area, VB is not really near to station or shopping area. Yet the properties are going up the roof since 18 months ago (or earlier).

Based on the property sold records and logical thinking, what`s contributed to such a growth? Location? Convenient? Or just affortable property within “good” school?

This is a “Free” world everyone entitled to speak freely but others also reserved their rights to response and think differently.

We understand you have different values than most but try to think from other prospectives and circumstances.

While you speak and share your “hearts” just respect others with extremely diverse thoughts as yours. :).  

You are right on a lot of facts;
1. It is not technially close to the CBD,but depends where you compared.

2. VC may be an average school durong your time, is it still the same after you have left?

3. Whoever bought into VB because of VC, the movement of property prices means nothing to them anyway unless they are selling or refinancing. Different circumstances yeild different views. This is my thought! :)

I think the property prices went up in VB is mostly because

1. it is going up everywhere within 20km radius of Melb CBD, VB is only about 15km from CBD.

2. the land lot size of VB is generally large. the area surrounding this suburb are good suburbs, such as Templestowe, Montmorency, Rosanna, a 15 mins drive via back roads will get you to Doncaster.

3. because the suburb was developed in the 70s, the houses are not too old there, and a lot of them are two levels and of (double) brick construction... with little renovations they are very liveable, and of better quality than modern houses !

having said that, VC is just a public school, and it lacks direct public transport to CBD.....

Fair points,we all awared VC is a public school and has school catchments. :). One of the reasons people with kids targeting the area as not everyone has the funding to send them to private schooling.

Tell you the truth, a lot of parents send their kids to private schools because they cannot get to the top public schools such as Melb high or Balwyn high.

Some catholic schools around VB is good too, such as Marcellin College.
Cheaper than private schools but better than VC. It is only 10mins drive from VB.

Catholic schools have different entry requirements and since not everyone is Christians.

Back in my days you don't need to live in the catchment to go to the good public school there.
you need good grades to get in.

if you are really keen to send your children there (Balwyn high etc), you can rent in catchment areas, you don't have to buy there.

Generally private schools will accept students as long as you can pay for it.

If you can afford 850k+ house in VB, why can't you pay for private school fees ?

Nowadays it is not hard to get in Catholic, anybody can  "get your head wet" to become catholic and fit the requirements.

Yeah, back in the good old days, pretty sure good grades still open up a range of good schools. Unfortunately, we can't predict the future grades of our kids, just preparing the worst... lol.  

Heard about those "renting" option in catchment areas from some friends, but also hearing schools have been tightening and the frequency of validation of those who rented.  

"If you can afford 850k+ house in VB, why can't you pay for private school fees?". Investments in property regardless the growth, you can always gain back the $850k+ by selling, but investing in kids - does not guarantee anything :).

I like the "Get your head wet", but personal preference not to venture into those pretended behaviors.

Getting into catholic schools is not hard, some of them can let you in even without baptism.....it is worth a try because they can be better than normal suburb public schools and are cheaper than private.
