Management fees are very high and because these are apartments depreciation would be high too. It is mainly for people that are looking at negatively geared investments. Not so much for long term investors.

Agreed.

Against:

Hard to finance/refinance.
Very low on CG.
Hard to sell with lease agreement.

Pro:
Stable income.
Worry free maintenance/service.
Good for long term (>15 years) holding on the property.

If you would like to hold for at lease 15 years, then take exit clause to withdraw the lease contract after 15 years. Maybe it is a good option. You get good income stream and normal capital gain after 15 years.

I am still holding a servicing apartment in Southbank with 9 years to go with the lease. So far I am pretty happy with what I got.

Too good to be true. Maintenance fee will keep increasing. There is no prof to state that its gonna be $400 forever.
