Agreed.
Against:
Hard to finance/refinance.
Very low on CG.
Hard to sell with lease agreement.
Pro:
Stable income.
Worry free maintenance/service.
Good for long term (>15 years) holding on the property.
If you would like to hold for at lease 15 years, then take exit clause to withdraw the lease contract after 15 years. Maybe it is a good option. You get good income stream and normal capital gain after 15 years.
I am still holding a servicing apartment in Southbank with 9 years to go with the lease. So far I am pretty happy with what I got.
