Jimmy啊,这次WESTPAC当出头鸟了。。。。
Hehe,
I can definitely put my feet into all mortgagee's shoes because my home loan also with Westpac (I didn't actually get better rate than external customers).
For interest rise, CBA & ANZ increase 0.37 & 0.35 respectively, For standard variable rate Westpac will higher then CBA & ANZ. However, for the discount discretion side, Generally speaking CBA & ANZ would not like to give out higher lifetime discount while Westpac still do. After discount, final interest rate will be similar or even cheaper.(it depends on individual cases)
For NAB, I think Westpac has betrayed by NAB.
The reason major bank wanna increase interest rate higher than RBA is cost of funding from overseas is much higher than before and percentage of funds raised from overseras has been increased significantly. Bank business is pretty much like you buying goods from overseas and re-sell it in Australia, once the goods trade from overseas is rising then you have to re-sell it in higher price.
NAB only follow 0.25% same as RBA, it doesn't mean NAB will be better off in the long run becaue NAB knows their standard variable interest rate is cheaper than it's competitors'. So, NAB won't give out bigger discount. However, Like Westpac might would like to give out BIG lifetime discount to offset the increase rise.
Also, NAB & CBA & ANZ they all had previous proof record first bank to announance interest rise or interest rise higher than RBA. For instance, let's go back to 4 or 5 months ago, CBA increase it's standard variable rate by 0.1% while RBA didn't increase cash rate and other bigh 4 didn't follow either.
As far as I know, in the past 12 months NAB only lend 6 billion dollar home loan while Westpac lend nearly 30 billion dollars. NAB needs to do something to catch up the market share. ( I think it's only at short time to keep low variable rate, I guess it will last for no more than 3 months)
In addition, after January 2010, market still expecting few times interest rise, all big 4 banks might probably have the similar standard variable rate.
What I am trying to say is that the big 4 banks, they are pretty much similar. Unfortunately, this time Westpac was the first one to announce interest rate rise.
More importantly or finally, customer service is more important and more long term relationship or impact. Maybe some of the customers might say, he or she might have unhappy experience with Westpac as well. However, so far most of the loan I did, I try my best to provide best personalised banking service & advices to my customers. Lots of examples or cases or evidences to proof that I meant it I did it.
P.S. my laptop does not have Chinese character input once I buy one personal computer I will use Chinese. My apology for that.
