Stage One - Preliminary Planning Report – $3000.00 + GST
Our preliminary planning assessment is designed to provide clarity on the statutory planning provisions and environmental constraints relevant to the site.
Below are general steps, noting these are indicative and not necessarily deliverable's
Investigate and clarify the current statutory planning circumstance of the site/land.
Investigate and document the environmental planning instrument (EPI) mapping applicable to the site/land.
Clarify, document and comment on the primary development standards and development controls applicable to the site/land in the context of the advised brief.
Provide a checklist of supportive information envisaged to be required to support any application for consent.
Summarise the above into a concise discussion on the primary findings as well as recommended next steps to progress the matter.
Stage Two - Statement of Environmental Effects - $1800.00 + GST
NOTE: This is an estimate only at this time. Upon completion of Stage One the Stage Two fee may be revised in the context of envisaged complexity and extent of assistance required by third parties to progress the application.
Below are general steps, noting these are indicative and not necessarily deliverable's –
a) Receive and review completed third-party material (i.e. Plans and Engineering).
b) Articulate a comprehensive description of the development proposal inclusive of all appropriate supportive infrastructure.
c) Conduct a comprehensive assessment of the development proposal to ensure compliance with all known/applicable legislative and development control frameworks.
d) Provide feedback to appropriate parties with regards to any conflict or contravention to the applicable development standards/controls. Should any such conflict/contravention be identified, provide feedback and options with regards to the feasibility or arguments available should the applicant wish to proceed with the development in its current form.
e) Disseminate the findings/outcomes to third-party consultants/project manager to inform any required amendments and finalisation of Development Application submission package.
f) Complete the Statement of Environmental Effects and provide final advice for lodgement of the development application. |
