Gosford in demand as water views, affordable prices drive up value
Water views, proximity to the CBD and affordable prices are the key factors which will drive up the value of housing locations in 2016.
Gosford, Lake Macquarie, the Sunshine Coast and Shellharbour are among the areas "to watch" and are expected to deliver capital growth, property portal onthehouse.com.au predicts.
Gosford, one hour north of the Sydney CBD, had been experiencing strong tailwinds from the Sydney housing market as apartment and house values grew more than 17 per cent in 2015.
Compared with the $1 million median house price in central Sydney, the Gosford median is $598,000. And the median unit price in Gosford is $438,500.
Shellharbour, which is a two-hour drive south of Sydney on the coast, had a 13 per cent growth in house and unit values in 2015.
"While the economic outlook for 2016 is weak, the 'areas to watch' identified have strong growth drivers and cyclical growth expectations," market analyst Eliza Owen said.
"Therefore, most of these areas are likely to have steady growth, somewhere in the single digits, rather than huge booms, making them smart long-term investments," she said.
Cities such as Wollongong and Newcastle, earmarked as bases for displaced Syrian refugees, are also ones to watch.
Gosford, in particular, has had a surge in new apartment projects.
"You can't underestimate the value of Gosford. If you are going to travel south to Campbelltown, then Gosford is better with the water," Cushman & Wakefield's director of sales, Anthony Bray, said.
"It also has schools, hospital expansion and light industrial properties . . . and it is affordable."
The Albany, a 54-unit residential project at Point Frederick, which has median house prices similar to Sydney at $1 million, is about to be launched. A new 110-unit project in North Gosford has commenced and two more 50-unit projects are before the council for approval.
A $234 million triple-tower waterside project was approved in early December. It will have an 80-room hotel, two cinemas and 500 apartments, as well as commercial and retail spaces.
