NAB 4.99% fixed home loan-Should I fix some of my loan?

Sorry I can only type English as I'm at work atm.

Called NAB this morning and discussed home loan split. They offer 4.99% fixed rate currently and I went through their process over the phone to set up 75% of my loan as fixed. The broker said I can still enjoy 100% offset on my remaining 25% of the loan. Is this absolutely correct? just want to ensure there's no catch.

I was told if the rate goes up from the momnet I sign the contract to when the fixed rate settles, I will get the new rate instead of 4.99%. The only way to lock in the 4.99% two year rate is to pay 0.15% of the loan amount. I found this quite uncertain as anything can change during 4 weeks time, which is what they require to set up the loan after the contract is signed.

Suggestions? ? ?

BTW, I'm on 5.60% variable right now.

I asked about this many times and the assuie guy said it will take up to four weeks as there're many similar applications now.
he said this is why some people choose to pay 0.15% to lock in the rate.

are you saying there's a big change NAB will lift up the fixed rate in one week's time?
I heard Westpac's 4.99% fix rate promotion has finished. Current fix rate is around 5.2x% for Westpac.

俺就昨天fix的呀，cba。先上的netbank, 本来想自己在netbank里申请的，结果竟然显示5.14%. 于是俺就点了里面的chat, 马上对方就有人回复，我要求对方打给我。打过来是个oz女，我说要把投资房的固了，要4.99,不要5.14, 她把电话转给个oz男，blabla一通，打完电话就改好了。重新上netbank,就显示新的rate了。哪要几周几周呀。

那你当时纠结过锁定利率没有? nab说如果我签合同后利率升了我就只能得到升高后的利率. 不是很想交那个0.15的锁定汇率费

要fix不可能要几周，除非是refinance新贷款

现在fix跟variable差价0.3到0.5，如果觉得两年内利息不会下调超过这个差价的话可以考虑

fixed rate 贷款对下一个purchase的贷款有不良影响，但如果两年内没打算再额外买房就没关系

我也觉得很奇怪 不过nab很确定需要几周时间去fix

nab我们用了2周多两天, 不过中间隔了复活节假期. 还要提供工资单重新申请重新签约.

just called nab this morning and ask them to waive my 0.15% rate lockin fees, but get rejected.
I said I won't go ahead with fixing rate and they said that's alright:-(

如果你要把整个loan fix 和 部分 fix 需要的时间不同
部分fix 你会变成2个loan instead of 1, 全部fix会快很多
同时也回答了第一个问题, fix部分之后你会有1个fixed 1个varible, variable还是有offset可以用
fixed的部分 within fixed term, extra payment is no more than 20k

4.99%现在大部分银行都有吧？不爽NAB可以RE-FI到别的银行。

I have changed my mind last Thursday and agreed to pay the 0.15% lockin rate fee for my loan fix. However, I still haven't got anyone from NAB contacting me regarding verification docs. I called them and was advised to wait another week.

I can't believe it took them a week to follow up with the verification process, then it will be anoher 3-4 weeks for the loan to be approved.

It took me one day to fix a portion of my loan at Comm Bank.....I think maybe NAB is trying to rip you off by delaying the process

Nab is really slow. That's why I have to pay the rate lockin fee as anything can happen within a month.

What's your current variable rate with commbank? I'm on 5.60 atm, maybe I should switch to another lender?
