主卧地板突然渗水，我该自己找plumber修吗？

想咨询一下各位，房客今早打电话说昨晚主卧地板突然开始往外渗水。我去看了一下看不出是哪里漏水，房客关了总水阀后水就不再涌了。





本来想联系strata，但agent去看了之后说大概是卫生间墙里面的水管漏了，而且这是房子里面的墙，不是公共区域，所以strata是不包的，让我们自己联系人修。

我就想问问这个确实是我们自己得全部负责修吗？

类似这种墙内水管漏水的问题，修起来麻烦吗？大概费用得多少？

换agent 吧。房间墙里的水管还是strata 管, 除非是你自己装修加的墙。

我查了一下fair trading，如果不是boundary wall， 是内墙发生的问题，房东要负责 ，除非管道的问题超出了你的unit。

”Generally, everything inside the airspace of the unit, including all internal walls, fixtures, carpet and paint on the walls is usually the lot and therefore the responsibility of the lot owner.

If it is in a boundary wall, the owners corporation is responsible. If it is in an internal wall it is the lot owner's, unless the pipe services more than your lot, in which case it is owners corporation responsibility.“

水漏的厉害嘛？墙的另一面是不是淋浴房？如果是淋浴房，可能时间久了防水层破坏了。需要重新做一些防水。自己可以DIY，材料100多刀。水管坏了，只能叫plumer了

这个不是新房，已经10多年了。

这个不是新房。目前找到的问题应该不是墙内水管漏水，而是淋雨开关的地方漏，已经修了。所以暂时不用开墙。希望这个是真正的原因。
