bond issue

Hello guys, i know tat the bond related issue has been discussed here a lot of times, but i would still like to hear your thoughts on this matter…

Ok, I had the house cleaned inside out and I believe that has been done professionally, as I had the same ppl to do cleaning for my previous two renting places and no issues at all..  now the agent, Barry plant Preston, has come back to me and told me that they didn’t think the job is done properly , basically the carpet still has marks on it and it doesn’t seem to have been steamed at all..  I find it is very hard to believe coz I know the cleaning guys well, I then asked the agent for proofs like pictures or written report from other professionals etc..  and they couldn’t provide any of those and said those marks wouldn’t be obvious in the picture anyway..

I then told them that I couldn’t just go back and ask the cleaning ppl to do it all over again without any concrete proofs.. in fact, my cleaning guys was willing to have another look at the kitchen and bathroom, they went to the agent and asked for the keys but the agent was rude and didn’t want them to do their job today..

Anyway, I think this is the old trick that some agents use; even though you had professional cleaning, they would still try to rip your off.. I think this is going to be ugly, I won’t sign the bond claim form anyway if they take any of my money, I have the receipt and original pictures of the house when I moved in…   

Any thoughts?  If I do go to the court with them, do I have to pay anything provided I don’t lose.  Not happy today…

the ageent also said they would send their people to do the carpet again if i can't do it.. and all the costs will be deducted from my bond.
