以下是agent发过来的offer确认书,需要我签字后才可以给owner看,请大伙看看有无不妥?
租金: 360+gst
免租期: 2周
Outgoing: 水、电、网、电话, owner就交landtax, 没有其他费用; (agent没有要求买public libility 保险)
bond: 2个月(第一次要交共3个月,包含2个月bond)
合同: 1+2 (如果第一年生意不好,只做了半年退租,是否只会收了我bond金?)
Offer to Lease
Date: 2th August 2014
Property: 71 Lakemba St, Belmore, NSW 2192
Area: 140qm (approx)
Term: One (1) Year
Option: Two (2) Years
Lease Commence: 15th August 2014
Rent Free Period: Two (2) week from lease commencement date
Early access: Access and handover will be granted upon execution of the lease and receipt of bond and first month’s rental.
Rent: $18,7200p.a + GST Gross
All rent to be paid monthly in advance into a nominated account.
Outgoings: Lessee responsible to pay for utilises (i.e. electricity & water usage).
Lessor to pay for all operating expenses associated with subject property.
Bond: Equal to three (3) months rental held by way of cash or bank guarantee payable on execution of lease plus director guarantees.
Increases: Fixed at 4% annually
Market Review: Market review at option
Lease Document: Standard commercial Lease to be prepared by Lessor’s agent.
Legals: Lessee to pay for Lessor legal fees.
Lease preparation fee - $330inch GST
GST: Lessee to pay for Goods and Services Tax where applicable to subject lease.
Make Good: The property will be cleaned and left in an empty state at the expiration of the lease at the tenants cost as per condition at lease commencement subject to fair wear and tear.
All additional partitioning should be removed, and walls painted to a neutral colour at the tenants cost - if required by the Lessor.
Works: All works to be carried out by the Lessee must be approved in writing by the Lessor and fall in line with the Council guidelines.
Special Conditions:
(1) Deposit: One (1) months rental to be payable in advance and calculated as the first month’s rental.
When paying this deposit the prospective lessee acknowledges that the Lessor has no obligation to lease the property or the Lessee to lease the property and the deposit is refundable if a lease document is not entered into.
