but you can have 100% loan for investment property
my calculation
400,000 property 100%loan interest 458 per week
$410 per week rent with 7% agent fee -> actual earning $381per week
strata 800 pq, council 256 pq, water 145pq -> actual spending 92pw
total = $381 - 458 - 92 = - $169 per week = 8788 per year
assuming highest tax bracket 37% --> 8788 * 63% = 5888 per year negative = 113 per week negative
in a few years time, probably 10 year, the property value prompt up to $500k so you earn $100k
$100k - 113*52*10 =
$41240 --> this is your earning without deducting tax and agent fees |
