是原来一块1000多平米的地,拆了建三套townhouse的那种,现在房东提供不出独立的单独一套的land title。可是这周六就要拍卖了的。会不会是建的时候有什么问题,所以一直审批不下来?
另外building insurance也很奇怪,三套的总共for the contract price of 才$200,000。
合同里的special condition也是好几点很不合理。比如
1. the purchaser acknowledges and agrees that any amendment or amendments to the plan having the efect of altering or amending or adding to any Easement effecting the land (provided that such Easements shall be contiguous to one or more boundaries of the land and not be more than 3 metres in width)。
是不是意味我买的房子可以因为plan的改变或修改,只要是少于三米就可以被要求改变。
2. the purchaser acknowledges that he has inspected the property and chattels prior to the day of sale. He agrees that he is purchasing and will accept delivery of the property and chattels in their present condition and state of repair and with any defects existing at he date hereof. He agrees that the Vendor is under no liability or obligation to carry out repairs, renovations, alterations or improvements.
3.The Purchaser shall assume liability for compliance with all notices or orders(other than those relating to current tares) relating to the property which are made or issued after date of sale.
这条是不是以为只要在sale date后,不管是不是前owner欠下的任何notice,没付的费用,都要买方来支付了。
一直催中介,中介催房东的律师,直到今天周四下午才把section 32和合同发过来。周六就要auction了,我们的律师很不建议我们买,觉得这个房子一定有什么问题。
买房是大事,真不希望出错。 |
