Should I use (1) trustee company name only to purchase property, or use (2)family trust name only to purchase property, or use the name of (3) ABC Pty Ltd ATF ABC Family trust to purchase property?

You cannot do (2) you cant put a trust on a title. so your choice is b/w (1) and (3)
Normally you are better off acquiring properties under trusts or individal names. Properties under companies are not eligible for the 50% GST discount when sold.

use the trustee of the family trust to purchase, that way you can distribute the income in anyway you would like

but if the property is negatively geared the loss is traped within the trust. So it depends on individual circumstances.

but you will get capital tax when you sell the inestment property, so you need to think about the long term

所以我说看情况  
很多人买投资房是为了报interest deduction 如果放在trust理 就起不到这个作用了

还是算算好,每个人的情况不一样

但是放在Trust里还有Asset protection
