说的是墨尔本。我看了网上说有很多15至20万左右的,一室的小房子(apartment / studio).

不知道投资这个好不好?是不是这种房子现在的价格比以前便宜了?而且永远也不会涨太多?

有这方面经验的牛人吗?

True --> 不会涨太多

投资这个好不好 --> depends

    --- From less input, better cash flow, less loss and less vacancy point of view ---> 好
    --- From % of mortgage you can get from bank, capital gain point of view --> 不好

However, as it says "no pains no gains" -->  less pains less gains

If you want to purchase, please DO
   --  NOT buy student apartments
   -- NOT buy apartments managed by Unilodge
   -- NOT buy apartments manged by Hotel groups
   -- NOT buy apartments mixed with service apartments.

Just suggestions

mixed with serviced apartment不一定不好,好像:
1: 250 Elizabeth St
2: 222 Russell St.

自住是很好的选择。

Firstly, MelCity --> You are looked like an agent, probably you are.  Agent is fine as long as the information is balanced

Secondly,

the reasons do not mixed with serviced apartment -- are that
   1. you have less diverse population and less strange faces every day.   
   2. Also, avoid those high management fee incurred as one owner (service apartment owner) has too much power over the Owner Corporation -- thus others the hardly 自住owner can control the OC issues.

Not sure why you think mixed with serviced apartment is ok ?  Could you provide your justifications?

I think this is a typical *agent* style of answering things or try to promote something and hard to find justifications.   And then talk about demand and supply which is non senses.

为什么说这些公寓不好
比如250k的货款80%200k
利息大概14k per year
Rent $350*52=$17k
还有得赚
其它费用都由hotel出是吧

First of all, I do NOT have anything for sale in those 2 blocks as they are very popular,  so I am not promoting anything here.  I was telling the fact that I sold those own occupied apartments before.
I guess I know those buildings more than you do.

Secondly, compare with those buildings like QV, verve, milano (mixed with serviced apartment as well), which most people recommend as more own occupied. The body corp fee in someset and mantra is quite reasonable according to the size and conditions. Facilities are always well looked after and maintained.

Thirdly, for secure issue. Those residential apartments in serviced apartment have private lifts or entrance. And the reception is way better than most residential 'building manager'.

Last but not lease, the building quality is much better than those new buildings like QV and Verve etc.

By the way, a lot landlords there are those people who run business more than 20 years in Melbourne. I think they have their own options and judgment, and anyone can easily fool or '忽悠‘them.

1st one, those 2 r not da brand new one~~~nope on da market bcoz most of them just been consolidated by da serviced apt groups who paying good rent~~yes, yes, as a investment point of view dats fair enough, pretty good return as long term dividents paid~~no owners gonna put it on da market unless he or she got any financail problem, but~~~for self living just kinda crap~~its ture~~no doubts~~ probably the one u sold b4 already been a investment property which suppose to be a self living purpose~~~~

2nd one, QV, verve, milano, i cant say serviced apt got those big cut~~dats why their body corp got that high, so da rent is higher, position position position, someset and mantra just mainly serviced apt, dont do any misleading~~~as time flees, they cant be always well looked after and maintained bcoz every one getting old, off course so far so good as a new condition, but just status quo

3rd one, i dont think security and privacy would be a issue in those apts which not dead old, they have to do that, they have to make some $$, in lobbying and bargaining power, serviced apt gr is far more powerful compared to individual owners~~

last one, quality just cant be instead of position~~~one got it depreciated, one just perpetual~~~&look@their age, da latest one, da worst quality, datz da way developer making $$

By the way, a lot of landlords just investors~~~but not living there~~off course they got well judgment&perception~~~

u just 中介, u doing ya job well, i understand, but pls dont do any misleading shit~~~u can be very dodgy, fine~~这也不算是"忽悠", 可是希望你客观中肯一点~~~

If you think I was misleading, that is fine. Report me in CAV.

Another fact I want to tell you is that a lot owners of  restaurants in Chinatown are living or used to live in 222 russell or 181 exhibition for very long time because of the location.

The topic we are discussing here is about  the residential apartments in serviced apartment building, not serviced apartments. There are more than 50 serviced apartment buildings in CBD, most of them are not even allowed for own occupiers to move in. The 2 examples I gave is good choice for own occupiers as my own opinion.

I will not suggest you to buy those residential apartments, but at least get through those apartments once and get to know info in sec 32 before you make any comments.

Even serviced apartments are different, Stockland Group has very sound reputation in Aussie community.
