A Warning to Future Customers: My Experience with Li & Associates in Lidcombe NSW -- Junjie Yu (Jude) and Yao Cheng Liu (Louis) — Taking Them to Court
I want to share my experience with Junjie Yu and Yaocheng Liu to warn others who may be looking for a conveyancer. I trusted them to handle my property purchase, but their mistakes caused me to pay a $40,000 surcharge purchaser duty and interest that I should not have had to pay.
In 2018, I bought a house, and Junjie Yu was my conveyancer. He never informed me about the 200-day residency rule, which led to this huge surcharge. Worse, while I was overseas, he falsely certified my documents and even forged my initial signature when the contract was exchanged.
When I found out about the surcharge in 2022, I tried to contact them for help, but they denied responsibility. I went to their office many times, hoping they would report the matter to their insurer and help me recover my money. They refused and kept arguing the case themselves. Even after I complained, they would rather go to court than take responsibility.
I know I’m not the only victim. I saw other clients complaining about similar issues when I visited their office. After paying $40,000, I filed complaints with the Law Society and the Office of the Legal Services Commissioner (OLSC), but Junjie Yu (Solicitor)and his boss, Yaocheng Liu (Conveyancer), still refuse to admit their mistakes.
Now, I have decided to take them to court. I want to fight for my rights and let the court decide if they should take responsibility. I already tried to settle the matter, but they ignored me. Since they don’t want to report their insurer or pay for their mistakes, I have no choice but to pursue legal action.
I will keep updating this article so other clients can follow my court process and learn from my experience. I hope this can help others avoid the same pain and financial loss that I have gone through.
