小弟不确定发在这个版是否合适。
下面是投资房中介合同上的附加条款,小弟不能完全理解,没还签字,各位大哥大姐帮忙翻译一下可以吗?另外这些条款合理或者说没啥问题吧?万分感谢!
1) The LANDLORD will at the LANDLORDS cost cause the Property to be
provided with window furnishings commensurate to the body corporate
guidelines prior commencement of this agreement.
2) The AGENT will at the AGENTS cost cause the Property to be fully furnished
for the purpose of tenancy. It will be furnished to a standard commensurate
with high quality apartment lettings and other units in the complex, in order to
maintain the rating based on the published requirements and the periodic
inspection system operated by AAA Tourism or similar tourism body. The
AGENT will perform all repairs and maintenance to the furniture package that
it owns in the Property. The LANDLORD acknowledges that the AGENT will
retain full title to the aforementioned furniture.
3) The AGENT will perform and fund non capital repairs and maintenance to the
LANDLORDS Property up to value of $100 in any one event. Any capital
items or items otherwise exceeding the value of $100 will be at the
LANDLORDS expense.
4) The AGENT is not required to keep the client informed of each expression of
interest in letting the Property.
5) The AGENT is not required to notify the LANDLORD in writing if the Agent
becomes aware of a TENANT breach of the terms of the agreement of use of
the Property entered into by the AGENT on behalf of the LANDLORD and the
TENANT (‘Letting Agreement”).
6) The maximum value of repairs and maintenance to be paid by the AGENT on
behalf of the LANDLORD without prior approval is $250 except in the event of
an emergency when the AGENT has the LANDLORD approval to spend
funds to ensure no further damage.
7) Unless otherwise arranged, the TENANT agrees to fund all water, gas and
electricity consumption as invoiced for same。
